    Today I have completed on the purchase of my very first apartment, and it just wouldn’t have been possible without the INCREDIBLE knowledge, guidance and GENUINE care of Nicola, Natalie, and the entire Versus Law team.

    This purchase was far from straightforward, with lots of potential pitfalls – all navigated with professionalism, patience and an impeccable attention to detail by Nicola.

    Nic went well above and beyond the call of duty to look into some extremely complex accounts and repair budgets to the apartment block in question – something I would have completely overlooked.

    As a result, with her guidance, I managed to negotiate a £2,000 reduction in asking price – something I’m sure other solicitors would have let slip through the net.

    That’s a genuine £2000 saving – a lot of money for a first-time buyer.

We charge £250.00 including VAT on account of searches at the outset and confirm that all searches will be charged at cost with any shortfalls/surpluses will be dealt with immediately prior to completion. If the matter does not proceed to completion and search fees have been incurred we will only refund the balance of money held on account which has not been used in the provision of searches
The stamp duty is quoted on the basis of the purchase of a residential main home purchase, if the property is a second home further stamp duty will be payable.
This is the fee payable to the Land Registry. Every time a home is purchased the buyer must register the change of ownership with the agency. The fee detailed is for electronic submission. If your deed cannot be submitted digitally then additional fees may apply.
We require evidence of your title to support the Contract of Sale, accordingly we will need to obtain Official Copies of the register and a plan from the Land Registry for each title to the property we are dealing with. We also need to undertake bankruptcy searches against all parties involved in the transaction. Any shortfalls/surpluses will be dealt with immediately prior to completion.
